What Tasks Are Included in Social Housing Jobs
Social housing workers need to be able to communicate effectively with different kinds of people-from the old to the youth in their twenties, and be organized in conducting their duties. They are responsible for the supervision of the day-to-day maintenance and management of rented properties that belong to local authorities or non-profit organizations in the housing sector. One needs to possess analytic skills to be able to analyses and solve the numerous problems that arise in the course of conducting their duties. Negotiation skills too are important as often social housing workers find themselves trying to the get occupants of the housing units to abide by set out rules and not be kicked or become a nuisance to the rest of the tenants. Some responsibilities of social housing workers include:
Allocation of accommodation- Social workers are charged with finding the most suitable people based on their needs, age and poverty levels to be accommodated in the social housing units whenever there are vacant houses. They should be objective and avoid bias in carrying out this particular responsibility.
Dealing with rent issues- Social housing workers are responsible for setting rents to be paid by tenants occupying their units and dealing with arrears issues. They should do everything within their means to ensure the rents are paid to support services offered in the social housing facilities. Giving tenants get appropriate benefits and welfare advice- They should advice tenants on the best ways of getting help from the government, welfare agencies and local authorities to pay their rent bills if for a reason or another they cannot settle the bills on their own.
Instituting legal action where necessary- It is the responsibility of social housing workers to file or hire lawyers to file legal proceedings against those violating the codes and regulations of the housing’s tenancy agreement or outsiders whose actions negatively impact on the buildings or the general wellbeing of the tenants on the housing facilities. Writing reports- They are supposed to gather information relating to the tenancy and general day-to-day operations of the housing facilities and write reports that will be submitted to the housing facilities’ owners for appropriate actions to be taken. The reports should be objective and able to direct courses of action to improve services and the general state of the housing facilities.
Supporting tenants’ groups- Since social housing is meant for the old, disabled, underprivileged and other groups of people that might need the support for housing. Social workers must therefore work closely with other support organizations like social services department and other welfare rights organizations, to ensure that all the challenges facing the tenants are looked into and addressed. Dealing with anti-social behavior among tenants- They are charged with policing the housing facilities and warning and taking appropriate actions on those who are disturbing the general peace or are engaged in criminal or other activities that pose risks to other tenants or lead to damages to the houses or other utilities in the social housing facilities.
